With the ever-increasing popularity of electric vehicles (EVs) more residents are purchasing EVs and thereby utilizing existing (or enhanced) power sources for charging. The power being utilized for these EVs does not appear to be metered and the resultant utility costs are absorbed by all owners through monthly association dues.

A) It is unclear how material the cost would be for a standard overnight charge for an EV (i.e., in the unassigned parking space under the tennis court). Has management given any thought to solicit independent cost data from FPL for such a charge? If it is material, it would be logical that this charge be passed on to the owner of the vehicle and not absorbed by the Association. Accordingly, some sort of tracking system should be implemented to identify the owner of the vehicle and hours of charging use.

B) With more of these vehicles being acquired, the building staff have been tasked to extend existing power lines and install electrical boxes to those resident parking spaces where these vehicles are parked. Again, the materiality of these costs is unknown, but it would appear prudent that a fixed installation charge (parts and labor) be passed on to the owner of the EV.

C) In both of the above instances (assigned spaces in the basement and unassigned spaces in the parking area under the tennis court), consideration should be given to acquiring electric meters to track the power usage and assign resultant costs to those residents whose vehicles are being charged.

In summary, since the ownership and usage of EVs will continue to increase, management needs to ensure that power related costs be fairly and equitably assigned and not simply passed on to the remaining association members.
